What Is First Home Finance?

Who Can Qualify?

Citizenship: Are a South African citizen or permanent resident 

Age: Are over the age of 18

Income: Earn between R3,500 and R22,000 per month (combined household income)

Status: Are married, cohabiting, or single with financial dependents

First-Time Buyer: Have an average credit score of 620 or higher, you can’t be in debt review or black listed

Home loan: Have an approved home loan (Approval in Principle) from an accredited, NCR-registered South African financial institution.

If you meet these requirements, you could be one step closer to owning your own home.

Understanding the MOI: What it Means for CentralBlue Homeowners

The Memorandum of Incorporation (MOI) is a vital agreement that governs the community at CentralBlue. When you buy a house at CentralBlue, you become part of a linked, well-managed community.

What is the MOI?

The MOI is the official document that tells the Homeowners Association (HOA) how it should be run. Think of it as CentralBlue’s “constitution”. It guides the HOA, its members, and homeowners on what their rights, duties, and responsibilities are.

Why is it Important?

The MOI makes sure that CentralBlue is run in a fair, open, and long-term way. It protects your investment by making sure that community standards are followed, decisions are made wisely, and levies are utilised to improve and maintain the estate.

Does the MOI Have Authority Over Homeowners?

Yes. You agree to the MOI and HOA guidelines when you buy a home at CentralBlue. These rules help keep things fair, accountable, and peaceful, which helps keep property values and the estate’s quality of life high.

Who Are the Members of the HOA?

The HOA is made up of everyone who owns property in CentralBlue. Members choose a Board of Directors to keep an eye on the money and the maintenance, and make sure that the MOI and behaviour standards are followed.

Member vs. Owner — What’s the Difference?

The property is lawfully owned by the owner. A member is the same individual in their role in the HOA, with the right and duty to vote. Every owner is a member, however not every member is involved in running the business.

Can I Sell My Property Without Permission?

Yes, however, before the transfer can be completed, you will need a clearance certificate from the HOA saying that all dues and obligations have been paid. This makes sure that the community’s financial records are fair and up to date.

What Are the Conduct Rules?

The Conduct Rules are easy-to-follow rules that help keep CentralBlue a safe, beautiful, and pleasant place to live. They cover things like taking care of the property, keeping the noise down, security, pets, and using communal spaces.
